Hello to both of you. Could you tell us about your professional background?
Fanny Bardon: My name is Fanny Bardon, I’m 33 years old. After studying business and gaining my first professional experiences in luxury hospitality, I moved into real estate. I’ve now been working in this field for nine years, including five at Vaneau. I started as a negotiator for three years, and for the past two years, I have been Director of the Vaneau Sèvres Lecourbe agency in the 15th arrondissement.
Alexis Godard: My name is Alexis Godard. I first spent eight years working in wealth management within a bank, then opened and managed two franchised agencies of a major mortgage brokerage network for about ten years. I joined the Group in 2019 to launch Exell Crédit, the Group’s mortgage and borrower insurance brokerage structure. We are mortgage brokers and currently work with nearly all banking partners in France. We handle all types of financing: restructuring, bridge loans, mortgage-backed loans, and standard acquisition loans. We also manage files for expatriates or foreign clients wishing to buy property in France, as well as French tax residents purchasing abroad.
How does the Vaneau – Exell Crédit collaboration work?
Fanny Bardon: Our collaboration with Exell Crédit begins as soon as we take on a sales mandate. We introduce them to our sellers, highlighting their ability to validate financing as soon as an offer is received. Having an in-house mortgage brokerage company within the Group reassures our sellers.
As for buyers, the process is similar. When they submit an offer — even if they already have a bank simulation — we connect them with Alexis’ team so they can obtain a comparison if they wish. It’s an additional service we offer with no obligation; clients are free to contact Exell Crédit or be contacted directly by their team.
Alexis Godard: Generally, we receive three types of cases from Vaneau agencies.
The first — and most common — involves a client who wants to position themselves on an apartment, but the agency needs to secure the transaction. We then confirm the buyer’s solvency to reassure the seller.
The second case concerns a transaction already underway but facing difficulties. We step in, sometimes urgently, to find a financing solution.
The third involves clients who have a project but have not yet defined their budget. We conduct a feasibility study to determine their borrowing capacity. Clients can choose between a face-to-face meeting at our agency (64 avenue Raymond Poincaré, 16th arrondissement) or a phone appointment.
What are the benefits for clients of the Vaneau–Exell Crédit synergy?
Alexis Godard: Being able to validate a buyer’s solvency is undeniable added value for sellers, especially when they receive multiple offers. For buyers, obtaining a comfort letter from us increases their chances of having their offer accepted.
The advisory dimension is also very important. Clients often believe that obtaining a loan is straightforward and that the bank will automatically approve it, but there are many peripheral elements to secure. Anticipation is key, as deadlines move quickly. Early discussions allow us to answer questions clients may not yet have considered. And of course, if they wish, we fully support them in their financing search.
Fanny Bardon: Sellers are reassured because very few agencies offer this type of integrated service. Buyers see only benefits, as it strengthens their offer.
Another advantage of belonging to the same Group is responsiveness. We communicate easily and frequently, allowing us to track each file in real time. When someone needs to intervene, the process is much smoother because we are colleagues within the same organization.
