Mandatory Property Diagnostics Before Renting a Property
Before signing a residential lease intended as the tenant’s primary residence, landlords are legally required to provide a Technical Diagnostic File (DDT). This obligation applies equally to standard rentals and high-end real estate properties in Paris and international markets.
Energy Performance Certificate (EPC / DPE)
The Energy Performance Certificate informs tenants about the property’s energy consumption, insulation quality and estimated heating costs.
Issued by a certified professional, it is valid for ten years and has been legally binding since July 2021, meaning landlords can be held liable for inaccurate information.
Lead Exposure Risk Report (CREP)
The CREP is mandatory for properties built before 1949, including many historic and luxury apartments. It certifies the presence or absence of lead-based paint. If lead is detected, remediation work must be completed before renting the property.
Natural and Technological Risks Report
This report informs tenants about potential risks such as floods, earthquakes or industrial hazards. It applies to properties located in designated risk areas and must be issued less than six months before lease signing.
Electrical and Gas Installation Diagnostics
For installations older than 15 years, landlords must provide diagnostics confirming that electrical and gas systems are safe. These reports are valid for six years.
Noise Exposure Information
Since June 1, 2020, tenants must be informed if the property is located in an airport noise exposure zone. A dedicated information notice must be provided.
Energy Label in Rental Advertisements
All rental listings must display the property’s energy rating (A to G). Failure to comply may result in legal action or penalties for misleading advertising.
