The good health of the Brussels luxury market

The health crisis seems to have little impact on luxury real estate in the Belgian capital. Prices have been increasing for several years, thanks to the constant flow of new buyers. An international city, Brussels attracts many foreigners, including a large number of Europeans, particularly to the south of the city. How is the Brussels market doing? What are the most popular properties at the moment? For what price? Here is our decryption.

The high-end resists in Brussels

A healthy rebound. This is how one could qualify the luxury real estate market in Brussels at the beginning of July 2020. Enough to drive up real estate prices which are increasing by more than 5% per year as well on houses than apartments. The city attracts with its great architectural variety.

At the bend of a street, you can find properties in the Art Deco or Art Nouveau style, as well as elegant contemporary houses or architect-designed buildings such as the properties designed by Marc Corbiau on the outskirts. These properties are often prized by foreign customers (admittedly by real estate agents) who are looking to the south of the capital, in Ixelles, for houses with gardens. Of the 1.2 million inhabitants of Brussels, 23% are foreigners.

Brussels: these neighborhoods where to buy

Ixelles is the area most sought after by wealthy clients. The Square du Bois, for example, nicknamed by some "billionaires square", is one of the many areas of the district where you can find the most beautiful properties. A private alley where many ambassadors and other institutions live. Ex-bastion of the great economic and industrial powers of the past such as the Coppée family or the Count Lippens, today there are apartments in sumptuous residences offering a swimming pool, a jacuzzi, a sauna, a hammam, a gym, a "laundry room" and a conference room.

Properties are rarely sold below 2.5 million euros. The Val de Cambre square, also in Ixelles, is also very coveted. This former private road, now public, can be recognized by its houses and brick buildings in Boom. There are still townhouses for more than 2 million euros.

For investors who prefer a more trendy and urban district, those of Place Brugmann or Châtelain are made for them. There are mansions from the early 20th century of 390 square meters offered for sale for 1.4 million euros.

Another option is a 270 square meter penthouse in the prestigious Cond'or residence located between avenue de la Toison d´Or, avenue Louise and boulevard de Waterloo.
